IF THIS, THEN THAT
EMPLOYMENT LAW
The court has embraced a standard presuming that all workers are employees instead of contractors. The burden of proof has been defined by the newly-adopted “ABC test.” Explore real-world scenarios that the community manager may encounter and learn how to best educate your boards regarding the impact this has on their decision-making.
BAREFOOT IN THE CLUBHOUSE
USE OF THE CLUBHOUSE & COMMON AREAS
With community amenities come the need for policies regarding their use and liability protection for the association. Enhance your understanding of the three types of licenses required, the implications for a separate-entity clubhouse and what the association should consider when making decisions regarding clubhouse and common area usage.
THE SOUND OF SIRENS
RESPONDING TO CRIMINAL ACTIVITY
Criminal incidents are sure to occur. In this session, come away with an understanding of what the association’s standard of care is, learn to know when to step away from the situation and what are pro-active measures that can be taken to ensure public safety. With this knowledge you will be able to educate your boards on what their responsibilities are.
HOW TO SUCCEED IN MANAGEMENT WITHOUT REALLY TRYING
NEW MANAGER STRATEGIES
Become familiar with strategies that will ensure a successful first year in the field. From fiduciary duties and legal requirements to best practices and advice, this session is designed specifically for those members new to the community management industry and will be led by experienced managers and legal experts.
STOP MISBEHAVIN’
DEALING WITH HARASSMENT
The actions of the board in addressing issues of harassment can have either positive or negative consequences. In this session, become better acquainted with the board’s role in creating a community that does not tolerate harassment of any kind, when to involve an attorney and how violations to implemented policies should be addressed.
THE BOOK OF RECORDS
RECORD KEEPING MADE EASY
One of the many responsibilities of a community manager is that of keeping and maintaining records. In this session, explore what type of records you need to keep and for how long. Learn how to determine what to include when asked to take meeting minutes, appropriate preservation of documentation and what to do when asked to provide documentation that you may or may not have at your disposal.
NEWS
EFFECTIVE COMMUNICATION
The medium is the message, and in in 2020 that means embracing social media and network news coverage. In this session, focus on elevating your professionalism as a community manager as you tap into the power of the many communication platforms that are now available.
MOVING OUT
THE MANAGER/BUILDER RELATIONSHIP
Navigating the roles of the developer, board members and homeowners before, during and after the SB 800 process is no easy task. Walk away with a comprehensive understanding of what the SB 800 process is and how you as a manager can secure non-adversarial relationships among key stakeholders throughout the process.
LEGALLY BOUND
CURRENT STATUTORY LAWS
Dive into California law that is already in place. In this interactive session, learn what is included in the new balcony inspection bill (SB-326), the Asbestos Removal/Building Demolition Rule 1403, how SB 969 amends the provisions in the Health and Safety Code 19891/19892 and other changes to high impact California laws.
TICK, TICK…DISASTER
EMERGENCY PREPAREDNESS
Ensuring your homeowners are prepared for natural disasters, even if it only happens for natural disasters, even if it only happens once, is critical when working with associations in the state of California. Become familiar with the many considerations that must be addressed in developing an effective emergency preparedness plan.
ONCE UPON A PROJECT
PROJECT MANAGEMENT
Understanding the complexities of project management is critical to the community manager’s success. There are so many things to consider as the manager move the project from a “great idea” through project development to the successful project completion. Each phase will be addressed, providing you with an enhanced understanding of your responsibility throughout this process.
PHANTOM OF THE BOARD
SUCCESSFUL BOARD INTERACTIONS
One challenge managers face is working with boards who do not “stay in their own lane.” In order for those boards to operate effectively, they need to shift from micromanagers to “Big Picture” thinkers. Walk away with strategies for educating your board on its role as defined by the policy governance model.
SUNDAY TRYING TO PARK WITH GEORGE
PARKING STRATEGIES FOR HOAS
Too few spaces and too many vehicles! It can be a recipe for disaster for any association. Dive into successful (and enforceable) parking policies, ensuring your association has made reasonable accommodations and identified the acceptable consequences to parking violations.
KNOTTY BOOTS
AVOIDING LEGAL LIABILITY
A community manager has big shoes to fill. You are often asked to provide advice and opinions that should be directed to legal counsel. What is a manager to do? Using real-life examples, learn what is an unauthorized practice of law, how to educate your board in an effort to avoid engaging in such practices and how to use the CC&Rs to support those limitations.
