Although content is relevant for the entire state of California, these experts will focus their teachings on either the Northern California or Southern California regions making the conversations unique to the area in which you serve communities.

Continuing Education Units
In order to obtain 8 CEUs, CCAMs, CAFMs, and MCAMs must attend the full seminar and are required to sign out with the education team at the final session on Friday. There is no exam requirement. CalDRE credit is not currently available. The Ethics courses are purchased separately from the Law Seminar.

Event Attendance
CACM events provide a safe environment where managers can openly discuss and find solutions to common HOA board challenges. Participation in CACM’s Law Seminar & Expo is restricted to professional community managers and management support staff only. HOA board members and homeowners are not permitted to attend.

Statement of Photo & Video Release 
Photography and video recording will be taking place during the Law Seminar & Expo as part of CACM’s ongoing marketing, public relations and social media efforts. By registering for this event, you grant CACM the right to film and photograph you without compensation and release CACM from all liability in connection with the use and distribution of your likeness.

SESSIONS

Do You Know the Matrix?
(Session geared toward managers of all experience levels)

We’re not talking about Neo and a dystopian future where machines rule, but rather the very real issues of repairs and maintenance at single or multi-family homes. Come to this session to learn about the Maintenance Matrix. What is it? Who creates it? And what are its benefits? You will walk away with a new understanding of this key document and its place in the hierarchy of governing documents. A sample Matrix will be provided.

To Share or Not to Share – That is the Question
(Session geared toward managers of all experience levels)

Learn about the different notices, documents, and disclosure requirements per Civil Code. This session will cover best practices for association communications including what documents can and cannot be shared, processing owner requests, requirements for opting in or out of communications, as well as good avenues for sharing information with homeowners.

It’s Our Policy
(Session geared toward managers of all experience levels)

Sometimes it makes sense for a board to adopt a policy rather than to add or make changes to governing documents. When should a community implement a policy and how does it best support association governance? You will walk away knowing how and when to implement a policy, if legal counsel should be involved in enforcement and the common types of policies.

Construction Defect & HOAs
(Session geared toward managers of all experience levels)

Construction defect litigation does not mean that sales and refinancing must come to a halt within an HOA. Learn about and gain understanding of the construction defect process. Panelists will go into detail on CD claims and how they’re handled and communicated to existing homeowners and new buyers. Examples of CD claims in different types of developments will be provided.

EVs and Solar: Here to Stay
(Session is geared toward managers of all experience levels)

Hear about the latest trends in electric vehicle stations and solar panels and what the guidelines are for their use across all types of common interest developments including condominiums, high rises, townhomes, single family homes and other property types. This session will cover architectural guidelines and approvals, time frames for accommodation and consequences if an association delays or does not implement these new energy efficient options due to infrastructure challenges.

Steering Clear of Fair Housing Trouble
(Session geared toward managers of all experience levels)

In this session panelists will go over common Fair Housing challenges that managers and boards are facing today, the new claims that are surfacing and how to draft policies to address issues. You will walk away with a clear understanding of how the Fair Housing Act regulates homeowners’ associations and red flags to look for to avoid a claim. Compliance, protected classes, and claim process timelines will also be covered.

Manager Roundtable – The Misadventures of Seasoned Managers
(Session geared toward experienced managers)

As the theme of our Law Seminar suggests community management is a “grand adventure.” And as the adage goes, “it never gets easier, you just get better.” Just when you think you have seen it all, you may find yourself in a novel situation, or something may come along to challenge the status quo. This managers’ roundtable will give seasoned managers the opportunity to ask questions, share ideas and problems with others to collectively brainstorm solutions and encourage shared success.

Mastering Time Management
(Session geared toward managers of all experience levels)

Every community manager has that “needy” association that requires more time than their contract specifies. Gain new tools for effective time management in this session. Learn how to effectively communicate with the board, how to stay on track of pending and upcoming actions and when to turn to supervisors and leadership for help.

Association Elections Explained
(Session geared toward managers of all experience levels)

Keeping track of deadlines for acclamation and regular elections can wear you down. This session will provide community managers with the information to meet all statutory deadlines for all association elections. It will also cover the benefits of hiring an inspector of elections, how to plan for the cost involved and how to stay on track with varying timelines.

Alternatives During an Insurance Crisis
(Session geared toward managers of all experience levels)

Governing documents require associations to obtain adequate insurance coverage to protect the investment of their members. However, recently, coverage access and cost have posed unforeseen challenges for many communities, forcing them to find alternate solutions. This session will cover the reasons for premium increases, options for non-renewals, alternate coverage and how to pay for the skyrocketing cost of insurance. Panelists will discuss non-admitted carriers, excess and surplus lines, and umbrella coverage.

Roundtable for Rookies
(Session geared toward new managers)

You are new to the HOA industry and have been managing for less than five years. You are tired, maybe frustrated and overwhelmed. You are wondering how community managers who have been in the industry 10-plus have stayed in this career. You belong in this session! Hear tips and ideas on handling the workload, work/life balance, gaining confidence, where to find information, resources and training, and the importance of self-care. Walk away with a renewed mindset. You can do this!

The Impact of New Reserve Study Standards
(Session geared toward managers of all experience levels)

Understand what has changed with the 2023 Reserve Study Standards and how it will likely affect California CIDs and reserve study funding. This session will cover potential implications for associations with structural components, cost of working with experts and inclusion of natural disasters. Panelists will discuss best practices for community managers in inspections of common areas and components, how to integrate information from the reserve study into maintenance programs, when to work with experts, how to select a reserve study analyst, and how to communicate the information from the reserve study to the boards.

Hear the latest on new laws and cases that impact our industry and the communities we manage and how to implement the changes.
