Continuing Education Units
In order to obtain 10 CEUs, CCAMs, CAFMs, and MCAMs must attend the full seminar and are required to scan their badges into breakout sessions to receive credit. There is no exam requirement. CalDRE credit is not currently available. The Ethics courses are purchased separately from the Law Seminar.

Event Attendance
CACM events provide a safe environment where managers can openly discuss and find solutions to common HOA board challenges. Participation in CACM’s Law Seminar & Expo is restricted to professional community managers and management support staff only. HOA board members and homeowners are not permitted to attend.

Photography and video recording will be taking place during the Law Seminar & Expo as part of CACM’s ongoing marketing, public relations and social media efforts. Be the One: How Great Leaders Bring Out the Best in Others

We all have a leader who made a significant impact on our career. The mentor who challenged the way we see ourselves and how we show up in the world. As a result, they become “the one” for us. Our ability to be the one for others doesn’t happen by chance; it is a result of a specific mindset and set of behaviors. Based on a national research study, this interactive keynote will teach you how to overcome the barriers that hold most leaders back and create a culture that people never want to leave.

ABOUT THE SPEAKER

Ted Ma is an international keynote speaker, author, and leadership strategist who works with leaders and organizations to create a culture that people never want to leave. As an elder millennial, he has been coaching leaders for over 20 years. Unlike many leadership experts, Ted built and led an international sales team of over 6,000 independent agents. His work has been featured in numerous publications such as USA Today, Inc, CNBC, and the New York Times. When he’s not traveling the world speaking, you may find him rappelling down waterfalls, trying to keep up with his new son, or ordering complicated coffee drinks.

SESSIONS

When Crime Comes to Your Community
(Session geared toward managers of all experience levels)

Learn how managers should guide their boards in addressing issues like homelessness, package thefts and other petty crimes while limiting liability to the associations, managers and management firms. Session will go over security devices including cameras, access control systems, gates, private patrols and new ideas being used to curb crime, as well as whether boards should encourage police involvement in their community.

Special Assessments: It’s All About Communication
(Session geared toward managers of all experience levels)

Communicating the why of a special assessment is key in ensuring boards and memberships pass it. This session will provide tips on how to advise your board and members that a special assessment is needed, including how to create a communications plan and bringing in experts including attorneys, bankers, auditors, general contractors and project managers for support. Panelists will provide a list of resources for you to improve financial understanding and develop better budgeting skills.

Back to Basics: Association Committees
(Session geared toward new managers)

This session will detail best practices for creating committees and managing them for the best interest of the community. It will define the committee charter and how it’s used, the role of a committee chair, and experience required of committee members. It will also offer ideas on how often committees should meet and what to include in a meeting agenda and minutes as well as the role and responsibilities of each committee member.

Elections and Virtual Meetings: What’s New?
(Session geared toward managers of all experience levels)

Confused about the election timelines? Can virtual meetings still occur post-COVID? Panelists will explain the timelines and laws impacting elections and virtual meetings, including voting by acclamation, notice and ballot requirements and deadlines, and the parameters for virtual meetings including potential penalties and lawsuits.

Fair Housing Pitfalls: How to Avoid Lawsuits
(Session is geared toward managers of all experience levels)

How do you enforce association rules without triggering a claim of discrimination? How can community managers and their boards avoid a claim or process a claim should they receive one? Learn how to educate your board regarding Fair Housing Laws. Session will go over protected classes, the most common complaints and how they can be avoided, and facilitators will provide a timeline and checklist of the claim process.

Balconies: Beyond the Inspection
(Session geared toward new managers)

So your balcony inspection has occurred—now what? You will hear about what to do with the inspection report including the next steps to complete repairs and plan for future inspections. Panelists will review balcony bill and manager responsibilities; how repairs should be handled; the inspection process; how repairs are expensed; and obtaining owner/tenant cooperation. You will walk away with a timeline of inspection to completion of repairs.

Is it Harassment? Common Types and Taking Action
(Session geared toward managers of all experience levels)

Living in multifamily units presents challenges to the community manager. What constitutes harassment from homeowners and board members and when should you seek legal counsel? Speakers will describe the different types and forms of harassment, how to deal with it and what legal actions can and should be taken. Session will cover how to document harassment and how to distinguish between harassment and neighbor-to-neighbor disputes. A sample harassment policy will be provided.

Manager Roundtable
(Session geared toward experienced managers)

This session is intended for experienced managers interested in advanced discussions on issues impacting their day to day including teambuilding, education, secret sauce for longevity in the industry, and how you’re resolving problems and putting out fires.

Mental Health and HOAs
(Session geared toward managers of all experience levels)

Mental illness is a growing health issue and HOAs are not exempt. This session will address how to deal with challenging residents who suffer from mental illness and provide best practices and resources available at local and state levels. Speakers will review any laws or policies that should be adopted to help owners, boards, and managers navigate through issues. Attendees will walk away with a list of practical steps.

The Secret of My Success
(Session geared toward managers of all experience levels)

As Horace Jackson Brown aptly put it, “The best preparation for tomorrow is doing your best today.” Whether you’re a new community manager or seasoned veteran, there are always opportunities available to expand your knowledge base, develop new skills, identify new resources and hone best practices. This session will discuss tips for succeeding as a community manager including soft skills, effective habits, continuing education, how to stay on top of new legislation, vendor resources, improving accounting knowledge, stress management, and more. You will walk away empowered to grow alongside our ever-changing industry.

When Neighbors Aren’t So Neighborly
(Session geared toward new managers)

This session will provide you tips for arriving at a win-win scenario in conflict management, including how to document and investigate a neighbor-to-neighbor complaint; whether the association needs to become involved and how; if the board needs to participate and when to contact an attorney or mediator as well as who covers the cost if they do. Attendees will walk away knowing what a neighbor-to-neighbor dispute is and how to properly handle complaints from start to finish.

(Session geared toward managers of all experience levels)

Hear the latest on new laws and cases that impact our industry and the communities we manage and how to implement the changes.

For the Record
(Session geared toward new managers)

Managers are often bombarded with homeowner requests for records, but do you have to provide them and when? Learn what records can be provided within the legal timelines. Panelists will talk about how to handle a record request, what documents are subject to inspection, what are the member’s and director’s rights, how to handle redaction or withholding of documents and whether to charge or not. A record retention chart will be provided.
